How do we start the collaboration?

As soon as you fill out the Interest Form, we take care of everything: performance evaluation, improvement suggestions, and preparing your property.

What exactly do you handle?

We handle everything: listing creation, photography, pricing, booking management, cleaning, and maintenance.

How long until I get the first bookings?

Within a few days after the property is ready and goes live on the platforms.

I already have an Airbnb profile. Do I need to delete it?

Not necessarily! We can either manage it or create a new one under our account, depending on the best strategy for you.

I have multiple properties. Can you manage them all?

Yes — we offer customized solutions for multiple properties.

Are there any property requirements?

The property must be in good condition and meet basic comfort and safety standards. If anything additional is needed, we’ll give you detailed advice.

Where do you operate?

We fully manage properties in Athens, Pelion, and Chios, while offering online management services throughout Greece.

What if I already have active bookings?

We’ll adapt our plan to seamlessly integrate them into the new management system.

How do you ensure high occupancy?

Through smart pricing, professional listings, and constant promotion across multiple platforms.

Can I block dates for personal use?

Of course. Inform us in advance, and we’ll reserve the property for your personal use.

Can I communicate directly with guests?

For safety and quality control, we manage all guest communications ourselves.

How do you set prices?

We use dynamic pricing based on real market data.

What’s the fee for direct bookings through your system?

We charge a total of 4.8% per direct reservation.

Can I set a minimum stay or special rules?

Yes, we establish basic stay rules and policies together to match your profile.

Who submits the short-term rental declaration?

Lobique, as the “Manager,” must register the property in the “Short-Term Rental Registry,” file rental declarations or cancellations, and handle any other required paperwork.

Financial

How do I get paid?

We pay your earnings monthly to your bank account, along with a detailed report.

How much does your service cost?

Our commission ranges from 17% to 25%, depending on the service package you choose.

Are there any additional fees?

Besides a one-time registration fee, there are no extra charges unless you request special services, which are always approved by you first.

Who pays the stamp duty?

The property owner pays the stamp duty (3.6%) on the rent received from Lobique, in accordance with Greek tax regulation E.2016/2019 by AADE.

How are the finances calculated?

Example:

  • Rental price: 5 nights × €100 = €500

  • Cleaning cost: €40

  • Total reservation cost: €540

A) Booking engine/platform commission (15%): €540 × 15% = €81 → Net: €459
B) Lobique fee (25% on net rental without cleaning fee): (€459 – €40) × 25% = €104.75
C) Taxes & fees:

  • VAT (13%) = €63.27

  • Tourist tax (0.5%) = €2.74

  • Climate crisis resilience fee (~€5/night) = €25
    Total taxes/fees: €91.01

Final net payout to owner:
€419 – €104.75 – €91.01 = €223.24

Note: VAT and tourist tax are calculated on the total reservation cost.
Special climate fees apply per property size and season:

  • Single-family homes over 80 m²: €5 or €15/day

  • Up to 80 m²: €2 or €8/day, depending on the season.

Insurance & Maintenance

Is insurance required for my property?

Yes — currently, the state requires mandatory insurance for short-term rental properties.

What if damages occur?

We have procedures for documenting and repairing all damages to keep your property in top shape.

Who provides linens and consumables?

You can supply them yourself, or we can arrange it under special agreements.

How do I end the collaboration if I want to?

With a simple written notice and in accordance with the initially agreed terms.
